Botanica Luxury Villas is the residential brand of AAP Architecture Properties Co., Ltd., founded in Phuket in 2004 and led by its architect, Attasit Intarachooti. Twenty-two years, 27+ delivered communities, one design signature.
One architect, 27 communities
Botanica is not a fund that hires a studio per project. Attasit Intarachoti has designed every community since 2004, which is why a 2010 villa and a 2026 villa read as the same family.
Delivered, not promised
27+ completed projects across two decades — through 2008, through COVID. The track record is the underwriting: you can walk through a ten-year-old Botanica community and see how it aged.

Kamala hillside, the Laguna belt, the lake frontages in Bangtao. Botanica bought these positions early; the scarcity is structural, not marketing.
